BioLabs 

The BioLabs tenant improvement project delivered flexible, high performance laboratory and office environments designed to support rapidly scaling life science companies.

The scope included comprehensive design management, construction execution, and FF&E coordination across temporary and permanent spaces while aligning with complex operational, regulatory, and scientific requirements.

Through close collaboration with consultants, city agencies, and ownership, the project achieved modern, scalable facilities delivered with disciplined control over budget, schedule, and quality. 


Singular Genomics  

The Singular Genomics project involved the largescale tenant improvement and retrofit of an existing multi-floor facility to support advanced life science operations.

The scope included full design, permitting, construction coordination, infrastructure upgrades, and fit out of laboratory, office, and support spaces within a complex, operational campus environment.

Through disciplined project and construction management, the team delivered a highly functional and purpose built facility aligned with Singular Genomics’ technical, schedule, and operational requirements. 


BioLegend

The BioLegend Tenant Improvement project transformed an existing two-story warehouse and office building into a modern laboratory and office facility to support advanced life science operations.

The scope included extensive interior and exterior renovations, new mechanical and electrical systems, laboratory infrastructure, fire protection upgrades, and tenant specific improvements coordinated within a complex regulatory environment.

Through disciplined project and construction management, the project delivered a high-performance, code compliant facility aligned with BioLegend’s operational, technical, and growth requirements. 


Tide Rock

The Tide Rock Tenant Improvement project was a multi-phased project delivered a high-end corporate office buildout while simultaneously coordinating with an active landlord core and shell construction effort.

Bandak provided comprehensive project, construction, and real estate coordination services, managing design, engineering, permitting, procurement, and construction while aligning tenant improvements with ongoing base building work.

Through disciplined oversight and close stakeholder coordination, the project was completed under budget and on an accelerated schedule, enabling timely occupancy despite the complexity of concurrent construction activities.


CalTech Kerckhoff Marine Laboratory 

The CalTech Kerckhoff Marine Laboratory project supported critical infrastructure and systems upgrades within an active marine research facility.

Bandak provided project management oversight for design coordination, budgeting, contractor alignment, and phased execution of specialized laboratory and mechanical systems required to support seawater research operations.

Through close collaboration with CalTech stakeholders, consultants, and contractors, the project advanced complex technical upgrades while maintaining continuity of ongoing research activities. 


Birch Aquarium Living Seas  

The Birch Aquarium Living Seas project supports the revitalization of the iconic “Hall of Fishes” gallery into a highly interactive Living Seas exhibit at the Birch Aquarium at Scripps.

The project includes significant interior renovations and the addition of new support spaces to enhance exhibit infrastructure, life-support systems, and animal care while advancing the Aquarium’s public education and research mission.

Through coordinated project management and close collaboration with UC San Diego, designers, and technical consultants, the project advances a complex, phased renovation within an active public facility. 


MyPlace

The MyPlace Tenant Improvement project delivered a purpose-built healthcare facility supporting MyPlace Health’s PACE clinical and administrative operations.

The scope included full interior buildout, permitting, and coordination of architectural, structural, and MEP systems to meet stringent healthcare and code requirements within an existing building.

Through disciplined project and construction management, the team successfully achieved final approvals and occupancy, delivering a high-quality, patient focused environment aligned with MyPlace Health’s operational mission. 


AOA San Marcos

The AOA San Marcos project supports the redevelopment of a brownfield mixed-use commercial site into a vibrant retail, office, and restaurant destination within the City of San Marcos.

Bandak provided comprehensive project management and preconstruction oversight, coordinating civil, architectural, landscape, and infrastructure scopes while navigating complex entitlement, permitting, and condition of approval requirements.

Through disciplined coordination with consultants, contractors, and municipal agencies, the project advanced critical site, streetscape, and utility improvements aligned with the long-term vision for the development. 


The Rock Church – Point Loma Campus

The Rock Church interior retrofit transformed an existing retail space into a modern worship, education, and administrative environment at the Point Loma campus.

The project scope included interior demolition and renovation to create assembly space, classrooms, and support areas, while addressing complex acoustical, structural, and buildingcode requirements.

Through coordinated project management and close collaboration with designers, consultants, and ownership, the project advanced a highly functional space tailored to The Rock Church’s operational and community needs.  


HMV 

The HMV Master Plan project supports the entitlement and long-term development strategy for a complex, multiparcel site in San Diego.

Bandak was retained to provide program and project management services, establishing the project budget, schedule, and entitlement master plan while coordinating the onboarding of design, legal, and technical consultant teams.

Through active management of the entitlement process and collaboration with municipal agencies, the project advanced concept design and permitting strategies aligned with the owner’s development objectives. 


Magdalena Ecke Family YMCA

The Magdalena Ecke Family YMCA project supports the remodel and expansion of an active community facility in Encinitas, California.

Bandak is providing project management services for the renovation of approximately 28,700 square feet of existing space and the addition of new program areas, while coordinating design development, budgeting, and entitlement efforts within an operational campus environment.

Through close collaboration with the YMCA, design consultants, contractors, and city agencies, the project advances critical facility improvements aligned with the YMCA’s mission of healthy living and community engagement. 


The Prebys Foundation 

The Prebys Foundation Tenant Improvement project delivered a comprehensive interior buildout for the Conrad Prebys Foundation’s headquarters in downtown San Diego.

The scope included preconstruction, early procurement, and full tenant improvement work to create a modern, missiondriven workplace tailored to the foundation’s operational needs.

Through coordinated project management and close collaboration with the owner, design team, and contractor, the project advanced a highquality interior environment aligned with the foundation’s philanthropic mission. 


Power Digital  

The Power Digital Tenant Improvement project supported the delivery of a new office environment at Power Digital’s San Diego location.

Bandak provided project management services overseeing the landlord’s lease obligations while coordinating tenant directed scopes, furniture moves, low-voltage systems, and vendor integration to support a timely occupancy.

Through disciplined schedule and financial management, the project enabled a smooth transition into the space while accommodating ongoing operational needs during construction. 


Andresen

The Andresen Tenant Improvement project supports the buildout and relocation of Andresen Digital into a new office environment.

Bandak is providing project management services coordinating interior construction, low-voltage and security systems, vendor submittals, and move-in planning in close collaboration with the client, contractor, and technology partners.

Through active schedule and cost management, the project advances a smooth transition into the new space while aligning construction completion with operational move requirements. 


Cal State University Channel Islands – Conservation Center 

The Cal State University Channel Islands Conservation Center project supports the development of a new, ground-up conservation facility on the CSUCI campus in partnership with the Santa Barbara Zoo.

Bandak is providing project management services during the program and early design phases, coordinating evaluation of existing conditions, design development, cost management, and alignment of scope, budget, and schedule.

Through close collaboration with CSUCI, the Zoo, and the design team, the project is advancing toward a clearly defined baseline that supports long-term conservation research, education, and workforce development. 


Confidential Life Science Laboratory & Office Upgrade

This confidential Tenant Improvement project delivered targeted laboratory and office upgrades within an existing industrial facility to support specialized life science operations.

The scope included lab and office improvements, electrical engineering and infrastructure enhancements, and structural modifications to accommodate new rooftop mechanical equipment, all executed within an active building environment.

Through coordinated project management and consultant oversight, the project achieved a code compliant, technically sound solution aligned with Resilience’s operational and facility requirements.
